The present government is fully involved in budgeting and re-alignment of RRR as per the future strategy to remain connected with the CPEC route for revolutionary market exposure in the next 10 years. The latest news mentioned that work will be started at the end of this year 2023.

Boost in prices due to Ring road, RUDN will get Ring road interchange on its Doorstep so it will be easy for the RUDN population to get access to different areas without any traffic issues. Ring roads at Lahore and Peshawar are examples.

Prices are rapidly increasing day by day. There is a big difference from the pre-launching rates at this moment and you will witness the increment in prices as the development will begin.

The applicant shall make the payment of installment by the 10 of every month failing which a late payment charge of 1% per month will be levied on outstanding dues. If any payment/ installment is delayed by 60 days RUDN Enclave shall serve a final notice and subsequently cancel the booking/allotment. Also, in case the purchaser wants to cancel the said plot, then the amount will be refunded after the deduction of 25% amount from the plot price & on re-selling of said plot or completion of the project. The new plot rate and new laws shall be applied on the renewal of canceled membership. The management reserves the right to reallot a canceled plot and its right there of & in this regard decision of the firm shall not be challenged before any authority or court as the case may be.

General Block has Residential, Commercial, and Farmhouses whereas its Boulevard Size is 200 feet wide, street sizes are 30 feet wide, and service roads are 40 feet wide. On the other hand, Executive Block has Residential & Commercial plots, its main Boulevard is 250 feet wide, and street sizes are 40 to 60 feet wide. Its green area, roads, and amenities are covering 60% of the total block.

CHECKLIST FOR TRANSFER OF PLOT

1 – Transfer fee paid before transfer.

2- All dues installments must be paid and balanced sheet updates before the transfer of the plot.

3- Requirement of seller & purchaser.

I- Transfer Form to fill and sign both parties.

IV- Undertaking from the purchaser for payment of dues.

V- Application form for new members.

VI- If the seller is not available the file should proceed only with the power to an attorney in the presenter’s name.

The NOC of RUDN Enclave is currently in its final stage. Initially, the application was submitted to RDA; however, due to jurisdiction clarification, the case was transferred to PHATA with RDA’s approval.
Alhamdulillah, PHATA-approved Layout Plans (LOPs) have been obtained, and the NOC is nearing final approval, which is expected to be issued soon.

Currently, the project’s approval process is being completed through PHATA, although it was initially initiated with RDA. We are now in the final stage of approval.

This status appears because the final NOC has not yet been issued. Once the approval is completed, the status will automatically be updated.
The project is following all legal procedures properly and is currently in its final stage.

Clients who cleared their Land Cost and Development Charges by 2024 are being offered possession in the East & West Sectors.
Those who completed their payments in 2025 are being allocated plots in Sector A.
Clients who are still delayed will be accommodated in Sector C & Sector D, as per their payment timeline.
Note: Possession will be granted to all clients; however, allocation will be strictly based on payment status and timelines.

Possession has been delivered first in the East & West Sector, followed by Sectors A & B. The remaining sectors will be handed over phase-wise.

Alhamdulillah, six (6) houses have been completed and are in the finishing stage. Additionally, construction of more than 100 houses is about to begin, with soil testing and map approvals already completed.
Development is progressing continuously and will become significantly more visible this year.

All General Block clients are aware that they are the most beneficial stakeholders due to Rawalpindi Ring Road. Due to the alignment of Rawalpindi Ring Road, Section 4–5, development could not be carried out in that area.
However, after the completion of Ring Road (Section 4–5), development will be initiated InshaAllah, and each client will be accommodated as per their respective plot entitlement.
Moreover, the society is also offering an appreciation-based option:

If any client wishes to get early possession and shift sooner, they can be adjusted in the Executive Block with appreciation.

No real estate company typically offers a buyback policy. However, clients are free to trade their property in the open market.
Prices generally increase based on market demand and development progress.

H Block is just adjacent to Executive Block and Overseas Block.
As far as the map is concerned, since H Block was launched almost a year after Executive Block, its balloting has already been carried out.
Further balloting phases will be announced soon, along with the official map.
And InshaAllah, we will proceed step by step towards development and possession accordingly.

Furthermore, the same process will be followed as we have successfully implemented in the Executive Block ,first balloting, then map reveal, and then possession.
Today, as you can see, clients in Executive Block have taken possession, are constructing their homes, and are already gaining good profit on their investments.

We advise you to continue your installments and development charges on time, so that you can also become a beneficiary just like the clients in the Executive Block.

The current depreciation is not limited to RUDN Enclave; it reflects the overall real estate market trend.
With the opening of the Ring Road and increased development speed, prices are expected to appreciate significantly.
For example, a 7 marla file currently priced low may increase to approximately 6.5–7 million PKR in the future.

The society offers various incentives from time to time.
Clients who clear payments early receive priority in possession and better plot selection.

Dealers sometimes sacrifice their margin to close deals and keep the market active.
However, if a dealer consistently offers unusually high discounts, clients should evaluate carefully, as it may indicate an attempt to engage funds rather than provide genuine value.

Discounts are not a weakness, they are time-bound promotional strategies to reward early and serious clients.

At the initial stage, similar discounts and promotions were offered, and early clients were given better locations and timely possession.
Now, if you go to buy there:
No discounts are available (from society or market)
Properties are available only at higher, profit-based prices

In simple terms:
Early investors get discounts — later buyers pay the premium

Due to multiple dealers operating in the market, clients may occasionally receive calls.
The company is actively working to improve data security measures.

The Overseas Block is located next to the Executive Block.
Since development is planned to start after the Executive Block, current rates are comparatively lower.

Secondly, the overall real estate scenario in Pakistan also plays a role. Possessionable plots are stable in price, while files / installment-based properties are currently at lower rates.
However, once development begins after the Executive Block, Overseas Block plots will also gain value accordingly.
Clients should understand that if they are securing a plot today on installment or current pricing, by the time they get possession, the value is expected to be higher than their purchase price.

A clear example is the Executive Block, where clients who paid on installments and received possession are now seeing strong appreciation above their paid/discounted prices.

Development is carried out in phases. After the Executive Block, focus will shift to the Overseas Block.

Only 4 & 8 Kanal farmhouses are available in Block D. “No” 10 Kanal farmhouses in RUDN Enclave & as these clients are aware that they are the most beneficial stakeholders due to the Rawalpindi Ring Road.

In the initial phase of any society, a major portion of payments is allocated toward land acquisition.
Subsequently, funds are directed toward development.
However, development at RUDN Enclave has never stopped and has now significantly accelerated.

Due to Ring Road planning, certain adjustments were made, and clients were offered better alternatives along with appreciation benefits.
Clients are encouraged to shift to the Executive Block, as development in the General Block may take longer due to government restrictions related to the Ring Road.

RUDN Enclave is a fully legal housing society, and the management strictly believes in complying with all government rules and regulations.
That is why, while certain legal approvals were under process, we did not initiate the construction of the main gate.
Alhamdulillah, now all major approvals have been obtained, including:

✔ Governing Board approval

InshaAllah, as soon as the final approval is received, we will immediately start the construction of the main gate.

Facilities are developed in line with population growth.

The current market is slow; however, strong appreciation is expected after development progress and the completion of the Ring Road.

Many 2021 clients who completed early payments have already received possession in East & West Sectors.
Other clients are expected to complete payments by 2026, and possession will be delivered accordingly by the end of the year.
The delay was largely due to the real estate market downturn; however, activity has picked up again with the progress of the Ring Road.

This shift was due to improved planning and Ring Road alignment, offering clients better value and investment opportunities.

Alhamdulillah, as you know, possession of residential plots in Executive Block has already started, and construction activities are in full swing.
Similarly, after the residential phase, the next step is the commercial .

The Ring Road Block in RUDN Enclave is just adjacent to Rawalpindi Ring Road, making it one of the most premium and strategically located blocks.

Resale prices are currently low because in the file system both clients and investors are involved. Due to recent economic uncertainty in Pakistan, many investors exit in bulk, which temporarily disturbs file rates.
